Behind the Lens: What Makes a Listing Photo Stop a Buyer's Scroll
Here is a number that should stop every seller in their tracks: according to the National Association of Realtors, over 95% of buyers use the internet as part of their home search. And what is the very first thing they look at? The photos!
Not the description. Not the price per square foot. The photos. Buyers make a split-second decision about whether a home is worth their time based almost entirely on that first image they see. In a market like Argyle and Southlake, where buyers have options and high expectations, your listing photos are not just important. They are everything.
As the Listing Coordinator for the Gina Mullen Realty Group, I work closely with our professional photographers on every single listing. Over time, I have learned exactly what separates the photos that stop a buyer's scroll from the ones that get skipped. Here is what I know.
It Starts Long Before the Photographer Arrives
I cannot say this enough: the best photographer in the world cannot save a home that is not ready to be photographed. Great listing photos are 90% preparation and 10% skill behind the camera. My job is to make sure that when the photographer walks through the front door, everything is in its best possible state.
That means the staging is done, the clutter is gone, every light bulb works, every bed is made, every counter is clear, and the home has been cleaned top to bottom. The photographer's job is to capture the beauty we have created. Our job is to create it first.
Hire a Professional- Every Single Time
I know this seems obvious, but it bears saying: professional real estate photography is non-negotiable. Phone photos, even from the latest flagship smartphones, do not cut it for a listing. Professional photographers use wide-angle lenses, proper equipment, and post-processing techniques that make spaces look their absolute best.
At the Gina Mullen Realty Group, professional photography is a standard part of how we launch every listing — not an upgrade. Our sellers should never have to wonder if their home is being shown at its best. We make sure of it.
Light Is Everything
If I could wave a magic wand and give every listing photo one thing, it would be great light. Light makes spaces feel larger, warmer, cleaner, and more inviting. Dark, shadowy photos make even beautiful homes look cramped and uninviting.
For photo day, every single light in the house should be turned on, every overhead fixture, every lamp, every under-cabinet light. All blinds and curtains should be open to let in as much natural light as possible. This is also why we tell all our seller to swap out there light bulbs for at least 1100 lumen 4K LED Daylight or Bright White bulbs. It may seem overly bright to you, but for photos and showings it makes a world of difference in how your home is perceived.
One more detail that makes a big difference: make sure all of your light bulbs are the same color temperature. Mixing bulb types creates an uneven, off-color look in photos that is immediately noticeable and distracting.
The First Photo Is Your Most Important Photo
On Zillow, Realtor.com, and every other major listing platform, buyers see one photo first. That photo is either going to earn a click or lose one. Which means the first image in your listing needs to be your absolute showstopper.
For most homes, this is the front exterior, especially when it is shot at the right time of day, in great light, with beautiful landscaping. For some homes with a truly stunning interior features such as a dramatic two-story entry, a wall of windows, a show-stopping kitchen, it might make sense to lead with that instead. Either way, we are intentional and strategic about what buyers see first.
Telling a Story with Photo Order
Listing photos are not just a gallery — they are a narrative. When buyers click through your photos, they should feel like they are walking through your home. The order matters enormously.
We organize photos to mirror the natural flow of a showing: exterior first, then the entry, living spaces, kitchen, dining, primary suite, additional bedrooms, bathrooms, and finally outdoor living spaces. This flow helps buyers mentally move through the home and build an emotional picture of what it would feel like to live there.
Details and Lifestyle Shots Elevate
Wide-angle room shots show the space. Detail shots sell the feeling. A close-up of a beautifully styled coffee bar, a shot of afternoon light streaming through a bedroom window, a photo of the outdoor fireplace lit up at dusk. These images create an emotional response that wide shots alone cannot.
For our luxury listings especially, lifestyle photography is a key part of how we present a home. Buyers in the Southlake and Argyle markets are not just buying square footage, they are buying a lifestyle. Our photos need to reflect that.
Do Not Skip the Aerial Photos
Drone photography has become a standard part of how we present listings in this market, and for good reason. Aerial shots show lot size, proximity to amenities, neighborhood context, and the overall footprint of the home in a way that ground-level photos simply cannot.
For homes with acreage, pool and outdoor living spaces, or a particularly beautiful setting, which describes a lot of our listings in Argyle and Bartonville, aerial photos are not optional. They are essential. Buyers respond to them, and they make a listing feel premium from the first scroll.
Photo Day Checklist
Here are a few things to make sure are taken care of before any photographer starts shooting:
— All counters cleared and wiped — kitchen and bathrooms
— All beds made with fresh, wrinkle-free linens
— All toilet seats down (yes, this matters in photos)
— All personal items, medications, and valuables put away
— Trash cans hidden or removed from frame
— Cars moved out of the driveway and garage
— Lawn freshly mowed and front porch swept
— All lights on, all blinds open
— Pets and pet items out of sight
— Staging fresh and photo-ready in every room
