Hillwood announced on Thursday the finalization of plans for the Hunter Ranch property in south Denton, a significant 3,200-acre site originally acquired by the Perot family in 1987. The new development, named "Landmark by Hillwood," will feature 6,000 homes in diverse styles and prices.

Located at I-35W and Robson Ranch Road, Landmark will serve as a gateway to Denton and a key component of Hillwood's long-term vision for AllianceTexas. This will be Hillwood's first large-scale, mixed-use residential development in the I-35W corridor.

Pilot Knob: A Central Feature

Pilot Knob, the highest point in Denton, is the site's most prominent feature. Historically a wayfinder for indigenous peoples and settlers, it inspired the development's new name and vision statement, "The land leads us," focusing on integrating the land's natural features into every planning decision.

Denton Mayor Gerard Hudspeth emphasized the project's alignment with the city's commitment to sustainable growth, stating, "The Landmark project will bring vibrant living and recreational spaces to Denton, driving economic development and creating a thriving environment."

Master Plan Highlights

The master plan includes a distinctive 1,100-acre green ecosystem and a 300-acre entertainment and park district centered around Pilot Knob. The development will feature an interconnected trail system, recreation areas, and signature parks promoting outdoor activities. Additionally, S.T.E.A.M.-focused learning parks will enhance nature education for Denton ISD and neighboring school districts.

Landmark will offer over 5 million square feet of commercial space and more than 3,000 multifamily units along I-35W. The development will integrate retail, dining, office, entertainment, hospitality, and healthcare spaces, similar to Parkside at Alliance Town Center.

Kimberly Cole, Vice President at Hillwood Properties, described Landmark as a "curated, mixed-use development" that will blend outdoor recreation with retail and entertainment, making it a regional attraction for families, businesses, and visitors.

Community Collaboration and Future Development

Hillwood collaborated closely with Denton officials to create a development reflecting the city's arts, music, and education-focused culture. Andrew Pieper, Vice President at Hillwood Communities, highlighted the importance of protecting environmentally sensitive areas while providing housing, schools, employment, and entertainment.

Groundbreaking for Landmark is set for September, starting with 747 single-family lots. Nine builders will offer a variety of home designs, with models opening in spring 2026. Commercial planning and leasing are currently underway.
