My Top Staging Tips to Elevate Any Listing

Staging is one of my absolute favorite parts of this job. There is something genuinely satisfying about walking into a home, seeing its potential, and knowing exactly what it needs to shine. After coordinating listings across Argyle, Southlake, and the surrounding DFW communities, I have picked up a lot of tips, tricks, and go-to moves that I rely on time and again.

These are not generic tips you will find on a checklist somewhere. These are the things I actually do — the details I genuinely believe make the difference between a home that gets scrolled past and one that gets shown, loved, and sold.

Tip 1: Edit Ruthlessly- Less Is Almost Always More

The single most impactful thing most sellers can do before a listing goes live is remove about a third of everything in their home. I know  that sounds dramatic. But here is the truth: what feels cozy and collected to you reads as cluttered in listing photos and during showings.

Extra furniture, stacks of books, collections on shelves, items on countertops- all of it needs to be edited down. Buyers need to see the space itself, not what is filling it. When rooms feel open and uncluttered, they feel larger, cleaner, and more valuable. Rent a storage unit if you need to. It is one of the best things you can do before listing.

Tip 2: Define Every Single Room's Purpose


Buyers need to understand what every space in your home is for. That room you have been using as a dumping ground for treadmills and holiday decor? It needs a job. A desk and a lamp make it a home office. A daybed and some soft linens make it a guest room. Even a small, awkward nook can become a reading corner with a chair and a floor lamp.

When every room has a clear purpose, buyers mentally add square footage to the home rather than subtracting it. That is a powerful shift.

Tip 3: Pull Furniture Away From the Walls


This one surprises people every time, but it is one of my favorite quick wins. Most homeowners push all of their furniture flush against the walls thinking it will make the room look bigger. It actually does the opposite. It makes the room feel flat and disconnected.

Pull your sofa and chairs a few inches, or even a foot or two, away from the walls and arrange them around a central focal point, like a coffee table or a fireplace. This creates a conversational grouping that feels intentional, warm, and designed. It photographs so much better and reads as a more elevated space.

Tip 4: Style Your Kitchen Counters Like a Magazine


The kitchen is one of the most important rooms in any listing, and countertops tell a story. Cluttered counters with appliances, mail, and miscellaneous items tell buyers the kitchen lacks storage. Clean, styled counters tell buyers the kitchen is spacious, functional, and beautiful.

My formula: clear everything off first. Then bring back only a few intentional items, a wooden cutting board leaned against the backsplash, a simple bowl of fruit, or a potted herb. That is it. Less really is more in kitchens, and buyers respond to it every single time.

Tip 5: Make the Primary Bedroom Feel Like a Retreat


The primary bedroom should feel like an escape, calm, clean, and luxurious. Think boutique hotel, not spare bedroom. Fresh, crisp white bedding is my go-to because it photographs beautifully and appeals to almost everyone. Layer in some texture with throw pillows and a folded blanket at the foot of the bed.

Clear nightstands of personal items, leave only a lamp, maybe a small plant or a single decorative object. If there is a sitting area, make sure it is styled and inviting. And please, please make the bed perfectly every single time before a showing. It sounds basic, but I cannot tell you how often this detail gets overlooked.

Tip 6: Layer Your Lighting

Lighting is one of the most underestimated staging tools there is. A dark home feels smaller, older, and less inviting. A bright, well-lit home feels open, clean, and move-in ready.

Before every showing session, turn on every single light in the house. Overhead lights, lamps, under-cabinet lighting, everything! Open all the blinds and curtains to let in natural light. Replace any burnt-out or mismatch lightbulbs (yes, buyers notice). And if a room feels dim, consider adding a floor lamp or swapping overhead bulbs for a higher wattage daylight option. Light sells.

Tip 7: Bring the Outside In

Greenery and neutral flowers are one of the easiest and most affordable ways to make a home feel alive and well-cared-for. A simple arrangement of eucalyptus and white blooms on the dining table, a small plant on the kitchen counter, a greenery wreath on the front door. These touches add warmth and a sense of vitality that buyers genuinely feel, even if they cannot put their finger on why.

You do not need to be a plant person, high-quality faux greenery has come a long way and can absolutely do the job. Just keep it tasteful and simple.

Tip 8: Do Not Forget the Entryway

The entryway is the first thing a buyer experiences when they step inside your home, and it sets the tone for everything that follows. Yet it is one of the most commonly overlooked spaces in staging.

Clear out shoes, bags, and everyday clutter. Add a mirror if there is not one, it opens the space visually and adds a touch of elegance. If there is space, a small table or console with a simple vase or a single piece of art can immediately signal to buyers that this home is well-appointed and cared for. First impressions stick, and the entryway is yours to own.
